Following several years of strong price growth, 2025 marked a year of transition in local Real Estate markets.
Due to record high new builds, inventory levels improved across all housing segments. Simultaneously, housing demand decreased due to lower migration levels (i.e. both nationally and provincially) and heightened political uncertainty.
Real Estate markets in both Cochrane & Calgary have shifted from that which favoured the Seller to one that is more balanced/in favour of the Buyer.
Cochrane home values have decreased by 1.30% compared to January of 2025, while their Calgary counterparts have decreased by 4.70% over that same time period.
